1. Site and purpose Each report is prepared for the site boundary, client, development proposal or stated purpose recorded in the instruction. Changes to the boundary, proposed use, layout or project information can materially change the assessment and may require further review.
2. Desktop information has limitations Desktop reports rely on information reasonably available at the time of assessment, including historical mapping, environmental datasets, published records, customer information and other third-party sources. Data can be incomplete, generalised, inaccurate, delayed or unavailable, and historical mapping does not record every activity that may have occurred.
The absence of a mapped feature or database record is not evidence that a hazard or former use did not exist.
3. Site conditions Unless the selected scope includes a site walkover, the assessment does not include physical inspection of the site. A desktop assessment does not determine actual ground, soil, groundwater, gas or building-material conditions and does not replace intrusive investigation, sampling, monitoring or laboratory analysis where these are needed.
Where a walkover is included, it is a non-intrusive visual inspection of reasonably accessible areas at the time of the visit and remains subject to access, visibility, health-and-safety and observational limitations.
4. Professional interpretation Environmental information is interpreted in the context of the agreed scope and information available at the issue date. Risk assessment involves professional judgement. Different project details or later information can lead to a different conclusion.
5. Planning and regulatory decisions Our reports are intended to support decision-making, but no report can guarantee planning approval, discharge of a condition, acceptance by a regulator, lender or insurer, or the outcome of subsequent investigation. Those decisions remain with the relevant third party.
6. Reliance Unless the issued report expressly states otherwise, it is prepared for the named client and agreed purpose. No other person may rely on the report without written agreement from EnviroSolution Limited.
7. Follow-on work Where a report recommends further investigation, consultation, monitoring or remediation, the recommendation should be addressed before relying on the preliminary assessment for decisions that depend on the unresolved issue.
